If your home is becoming too small for you and you want to avoid the cost and hassle of moving, a loft conversion is a less expensive way of upsizing your home. It can also add up to 25% on to the value!
There is no minimum head height regulation for loft conversions. However, we advise a minimum height of 2.5m, which should be measured from the apex of the roof to the top of the floor joists. However, you can still convert your loft if you have less, the only governing factor is the minimum headroom requirement over the new staircase.
Loft conversions vary in price depending on the type of conversion you choose, the cheapest conversion starts from £24,000.

If you’re happy with the price quoted and wish to book us as your contractor, we will provide you with a personalised information pack which will guide you through the next steps in detail. The pack will also contain our Terms and Conditions which explains our roles and responsibilities, work schedule, insurances and guatantee and the customer stage payment structure. We ask that you sign and send this back to us, along with a deposit of 7.5% of the fixed quote amount. All our customer deposits are covered by the HIG LITE Deposit Protection insurance. We provide a stage payment scheme, so the total fixed quote amount is split into 5 payments. The deposit is the only upfront payment we require, the 4 subsequent payments are due once a building stage has been completed and final payment is made only when all the agreed work has been signed off. Yes, we have very experienced design partners who specialise in loft conversions drawings, and they have their own structural engineers to produce the required calculations.
Yes, we are happy to work alongside your designer and provide a build only service.
We are experienced in producing storage solutions and will make good use of the eaves and other bespoke designs that will accommodate your storage needs.
If your loft conversion plans fall under permitted development rights, you won’t need planning permission. However, if you are adjusting the roof height or extending the roof space beyond specified limits or live in a listed building or conservation area, you will need planning permission.

Yes, all loft conversions will require building regulations approval, and we will make this application on your behalf. When planning approval has been granted, your site manager will contact a building control surveyor to inspect your loft conversion at various stages throughout the build process, and make sure that the completion certificate is issued upon final inspection.
If you live in a semi-detached or a terraced house, you will need a party wall agreement that communicates to your neighbour the building work being carried out and how it will affect the adjoining wall. You must give at least two months written notice before building work commences. Planning permission is not needed to serve a Party Wall notice and when a Party Wall agreement has been completed, you have up to 1 year to start the building works. We will advise you on how to approach the Party Wall Agreement process. If you use a Party Wall surveyor, it is a legal requirement that this appointment comes directly from the property owner. If it falls under permitted development rights or if the building plans have been approved by your local planning permission department, your neighbour can’t prevent your loft conversion from going ahead. They can only insist on a full Party Wall Award being drafted by surveyors.
Most loft conversions are completed in 7– 8 weeks from start to finish. Sometimes less depending on the type of loft conversion.
Yes, your dedicated site manager and team will be on site every day. The site manager will be available to discuss the progress of your build and to answer any questions.
No, we will ensure that we cause minimal disruption to your day to day lives, keeping noise to a minimum (where possible) and maintaining a tidy site.
Yes, we will plan weekly meetings in the building schedule and any additional meetings you wish to have you can arrange with your dedicated site manager. It’s important that you feel happy with your loft conversion throughout the building process and upon completion.
No, we build loft conversions all year round and we take precautions to ensure your home is weather tight during the builing process.

We provide Public Liability to a value of £5,000,000 and Professional Indemnity to the value of £250,000. This is a standard inclusion on every project we undertake and incurs no extra cost to you.
